Mark Zuckerberg n’est pas un amateur en mati\u00e8re de n\u00e9gociation : le fondateur de Facebook a obtenu un financement hypoth\u00e9caire tr\u00e8s particulier pour sa maison de Palo Alto en Californie. Le milliardaire a conclu une entente de refinancement hypoth\u00e9caire de 5,95 millions de dollars (4,8 millions d’euros) avec un taux ajustable de 1,05% sur 30 ans, selon l\u2019agence de presse Bloomberg. Il a donc pu emprunter \u00e0 un taux inf\u00e9rieur \u00e0 l\u2019inflation, qui se situe entre 2 et 3%. Autrement dit : il emprunte gratuitement.<\/p>\n

Alors que la plupart des taux d\u2019int\u00e9r\u00eat hypoth\u00e9caires aux Etats-Unis atteignent des niveaux historiquement bas cette ann\u00e9e, les co\u00fbts d\u2019emprunt sont encore plus bas pour les personnes qui acceptent de prendre une hypoth\u00e8que \u00e0 taux variable, avec le risque d\u2019un ajustement mensuel du taux, explique Greg McBride, analyste \u00e0 Bankrate Inc., une firme de Palm Beach. Un risque qui est plus facile \u00e0 prendre quand votre avoir net est de 15,7 milliards de dollars, comme c’est le cas de l’ancien d’Harvard, qui est un client tr\u00e8s recherch\u00e9 pour les banques…<\/p>\n

Zuckerberg a pris l\u2019hypoth\u00e8que parce que le taux est si bas qu\u2019il peut investir le cash qu\u2019il aurait mis dans la maison, sans risque, et b\u00e9n\u00e9ficier d\u2019un meilleur taux de rendement que celui auquel il emprunte.<\/p>\n

Il paie tout de m\u00eame quelque chose \u00e0 sa banque chaque mois : le remboursement du principal de son emprunt, c’est-\u00e0-dire le capital initial. Mais ce n\u2019est pas vraiment un co\u00fbt : il ne fait que remplir une tirelire d\u2019argent\u2026 S\u2019il venait \u00e0 vendre sa maison, il r\u00e9cup\u00e8rerait tout son argent, et le montant d\u00e9pens\u00e9 pour vivre dans la maison sera proche de z\u00e9ro. Il est m\u00eame probable qu\u2019il r\u00e9alise un profit !<\/p>\n
